The purchase or sale of a property or apartment is associated with an important financial decision for the parties. The purchaser has to invest considerable ammounts and often take out loans, for the seller the property is at least a significant, often the most valuable asset. Therefore, the law requires notarization for real estate purchase contracts (apartment or land purchase contract). This should not only facilitate proof, but also protect buyers and sellers from hasty decisions. It is the task of a civil law notary to advise all parties and to ensure a balanced contract design. This minimizes the parties’ risk considerably.
Real estate purchase agreements differ depending on whether vacant land, a part of a plot, single-family or multi-family houses, apartments or emphyteusis ( right to construct a building on land owned by another person) are to be transferred.
